Located just beyond the town of Escalona on the Escalona – Aldeaencabo road, with direct access from the TO-9321 road. 50 minutes from Madrid via the A-5 motorway to Maqueda and the N-403 to Escalona.
Excellent topography and landscape with mountain views
With varied topography, it has flat and gently sloping areas. The whole estate is covered with holm oaks and has views of the Sierra de Gredos. It shares a 640-metre boundary with the Escalona golf course. A small stream crosses its western side, and it has three wooded ravines and dense vegetation in the south.
Uses and development land
2.77 ha of the estate lie within the municipality of Escalona and the remaining 11.50 ha are rural land in the municipality of Paredes. The estate is not included in any Natura 2000 (SCI or SPA) protected area. Suitable for small-game hunting, it is part of a larger hunting reserve, with hunting reserved exclusively for its owner. It is also ideal for equestrian facilities and horse breeding. The country house shown in the attached plans is approved, or any other design proposed by the buyer, with a footprint of up to 2% of the estate’s surface.
Fully fenced
The estate has recently been fenced around its entire perimeter with treated timber posts and 1.30 m high wire mesh. It has a 6 m wide entrance gate made of wood on a metal frame.
Small-game hunting: rabbit, partridge, pigeon and wild boar
You can hunt rabbit, partridge with decoy, wood pigeon from a hide and wild boar on your own land. Game is plentiful in the area thanks to the wetlands of the golf courses, and there are numerous hunting reserves nearby.
Electricity connection
The estate can be connected to the Escalona town electricity network.
Water and possibility of a well
Several aquifers cross the estate, and a well with a guaranteed water supply can be built.
