Strategically located at the junction of the Canal de Rosarito road and the Vega de la Barca road, and therefore with unbeatable access. 1 km from the river Tiétar, 1.5 hours’ drive from Madrid and 5 km from the village of Villanueva.
Excellent topography and landscape with views of the Sierra de Gredos and Almanzor peak
Gently rolling, it borders a small stream to the west. It has some large holm oaks, pines and oaks; the rest is meadow. Along the edge with the La Vega road, dense vegetation covers almost the whole frontage, shielding it from noise and views.
The microclimate of La Vera
The area is known for being cool in summer and mild in winter, thanks to the shelter from the wind provided by the Gredos massif. Nearby market gardens grow excellent vegetables, flowers, tobacco and irrigated crops in general. For decades this has attracted residents from abroad — British at first, and today of many other nationalities — who live on medium-sized estates of high landscape value, restoring examples of local architecture such as old tobacco drying barns and stone farm buildings.
Permitted uses. Large buildable area
Ideal as a leisure estate. A house of up to 0.1% of the estate’s surface (i.e. 32,000 m²) can be built, or a rural tourism guesthouse, equestrian centre, etc. of up to 0.2% of the estate (i.e. 64,000 m²). There are many rural guesthouses in the area, a very well-established business throughout La Vera. It is also ideal for horse breeding, with several stud farms nearby.
Connections
The estate is sold with a well included. The electricity supply is close by, and a project has been submitted to connect this estate and the neighbouring one.
